Design Process

Heatherwood Construction Company will participate, evaluate, and lead the process of preconstruction including site location, master planning, program coordination, schematic design, preliminary architectural design, final architectural design, structural design, mechanical-electrical-plumbing design, final construction documents, landscaping design, interior design coordination, Furniture, Fixtures, and Accessories (FF&A), site design, building permitting and site permitting.

Moreover, Heatherwood Construction Company will provide input on costing, availability of materials, methods of construction, life-cycle costing, availability of resources, energy efficiency, etc. We will optimize the design and best use of materials and methods for each selection. Additionally, Heatherwood Construction Company will evaluate the FF&A and various Systems (i.e., security, audio-visual, etc.) proposed for the project.

Permitting

Heatherwood Construction Company will complete all the applicable building permit applications, gather required materials, and apply for the building and ancillary permits. Heatherwood will monitor the progress and outcome of the permits.

Moreover, Heatherwood Construction Company will review and analyze the building permit and impact fees to maximize accuracy and avoid unnecessary over payments.

Heatherwood Construction Company will consult with the civil engineer on the coordination and consultation with the fire department, water department and power-company.

Conceptual Cost Estimating

Heatherwood Construction Company will evaluate the costs of the project at each critical stage of design, i.e., 25%, 50%, 75%, and 100% design drawings. We refer to this as a “Working Base Budget” from which to design and plan the project. The intent of the budget is to prepare a starting point of costs. This budget will be modified simultaneously as the design moves forward. It is very important to note that this budget can and will likely change dramatically based upon the decisions, selections, and design. This is where we “earn our fee”, by keeping the project on budget and/or by making informed design changes and modifying the project budget.

During Construction

Personnel

Heatherwood Construction Company will staff the project with experienced and qualified supervision, project management, and administration as required for a successful project completion.

Safety and Work in Operational Areas

Safety is the number one concern of Heatherwood Construction Company. Many forget about safety or perhaps just talk about safety. One major accident or fatality makes everything else seem insignificant. Heatherwood Construction enforces the rules of OSHA and the Heatherwood Construction Company Safety Policy. We are committed to providing a safe workplace through a multi-tiered and monitored Safety Program.  Additionally, we will evaluate and strictly maintain a program to manage any existing conditions or operation of our client.

Material and Manpower Procurement

In today’s unusual marketplace, special attention is warranted to material, vendor, and subcontractor selections prior to the start of construction. Heatherwood will coordinate the procurement of materials and resources during the design and permitting process with review and approval of our customer. All subcontractor and vendor selections will be reviewed with our customer before issuance.

Direct Material Purchase Program

Heatherwood Construction Company will set up and participate in a direct material purchase program for non-profit organizations which will allow you to save the sales tax dollars on major material purchases. This is an advantage offered to our not-for-profit clients. We are well versed in the numerous nuisances of this program.

Post-Construction

Punch List

At Heatherwood Construction we value the effort of communication and avoid future punch list items. We strive to build punch free buildings. As the project nears to a close, we will diligently and methodically walk the project with all involved to make sure everything is exactly the way it should be.

As-Built Drawings

As the project is under construction, any necessary deviances are noted on the “red-line” or as-built drawings. These drawings are formalized at the end of the project and distributed to our customer for ease of use in future endeavors.

Operation and Maintenance Manuals

Before the building is complete, our client will receive an operation and/or maintenance manual for the various components of the new building. The manuals will be organized and created for ease of use and maintenance of the building.

Warranties

At project completion, all warranties will be organized and provided to the customer in a convenient and organized package for future use if necessary. Warranty calls may be called into our office or posted to our customer section of our website.

Green Building Program

Heatherwood Construction Company is the builder for six LEED certified buildings in Collier County, perhaps more than anyone else. We are well versed in the use and various components of GREEN building systems. We will offer suggestions and recommendations and participate in the design process to complete a Green Building that fulfills the project requirements and fits into your overall budget.
